I try my best to avoid Hwy69. Especially the south end. The traffic and traffic lights drive me nuts. That quiet rural landscape south of town built up when people with money to build or buy could no longer afford that area "north of the river." In real estate parlance, "north of the river" had the most desirable locations. Since 1980, people with lots of money to spend bid up the price beyond what those with merely some money to spend could afford. So, "south of town" caused a stampede toward that area. The wanna-look-wealthy started building their $100,000 McMansions in areas down 69S when they couldn't manage the $250,000 asking prices in places like Ridgeland and Northridge sprouting off Rice Valley Road. Now, considering the stone walls and gated entrances on some developments, I suppose that area will soon be overpriced again for anyone except those with lots of money to spend. Unfortunately, the paved-over wilderness trails in that area can't quite handle the stampede because nobody wants to give government money anymore, and when they do, it's 10-15 years past the time it's really needed. Ask Republican State Sen. Gerald Allen if the road programs down there begun by Democratic Sen. Phil Poole have been abandoned, and why.
